Small Business Solution Needed

I am wanting to look in to getting a restaurant opened and have already put the bug in my potential investor's ear. I have never started up a business before, but the investor that I'm wanting to give a proposal to has made millions on business start ups, and this is why I am wanting to propose a plan to him. I have already priced the land in which I am looking at, but need more information. I'm needing to know what other pertinent information I need to be looking in to. I don't want to go my investor without all necessary information.. I'm wanting to get him to do as little as possible. Besides looking at the land, and building cost, what other information do I need to be sure to have that he will be looking for? Is there a list of things I need to gather? Any information will help.. Thank you!
